30 COVID contracts has the market primed

The only impact COVID-19 is currently having on the Hervey Bay property market is a shortage of new listings being presented to the market to meet buyer enquiry, due to sellers lacking confidence.

Since COVID restrictions have been in place, our team have written thirty sales contracts, ranging from the high $200’s to the high $700’s and every market segment in between. Less properties are now being presented to the market, creating a shortage of listings. Homeowners considering launching a sales campaign now, are doing so with far less competition than we would regularly see.

We’ve had a number of properties go under contract within a few days, with multiple interested parties. Buyer enquiry really hasn’t dropped off at all. The overwhelming sentiment amongst our buyer base, is that they just want their lives to get back to normal as fast as possible and they have no plans to put their buying aspirations on hold. We haven’t seen any low balling of offers or bargain hunters bonanza’s.

We are actively advertising on social media for buyers, that are currently renting and looking for particular properties to buy, that just aren’t on the market at the moment. We are talking up to $600,000. That doesn’t really happen in what commentators are calling ‘normal times’.

We are fortunate to live in one of the most desirable locations in Australia proven by the number of interstate enquiries currently being fielded by our sales team.

Everyone can have an opinion and that is perfectly acceptable, but the numbers don’t lie. There are low levels of supply, people are buying and selling in the same market, we have the lowest interest rates ever seen and for sellers, less competition exists, fuelling demand. That’s the real trend. We are buyer and selling match making and it’s not showing any signs of slowing down.

Agents across Hervey Bay are promoting strong sales right now, it’s not just us. This isn’t just a Prime Agents success story, it’s indicative of the industry here in the Bay right now and I applaud my industry colleagues who continue to contribute to positive public sentiment.
